BOMA Names Renovated Building Of The Year

Westchester Real Estate NewsWhite Plains, NY - Westchester One has been named the recipient of a 2008 TOBY (The Office Building of the Year) Award by the Westchester County Chapter of the Building Owners and Managers Association (BOMA), announced Cushman & Wakefield, agent for the 852,000-square-foot property located at 44 South Broadway in downtown White Plains.

The award will be presented at the upcoming BOMA Westchester Chapter's Hall of Honor Awards Dinner on May 1, which will honor Westchester One as the winner in the “Renovated Building of the Year" category.

The property owner, an affiliate of Beacon Capital Partners, LLC, recently completed a $13 million dollar capital-improvement program to Westchester One, which included renovations to the lobby, restrooms, cafeteria, elevator cabs, walkways, and exterior landscape. Building systems were modernized, an increased capacity tenant supplemental cooling tower installed, and enhanced electronic security features added. New services introduced include shuttle service to the White Plains Metro North train station and transponder access to the parking garages.

Westchester One will automatically advance to the regional level of competition for the TOBY award at the BOMA Mid-Atlantic conference. The TOBY award is one of the most prestigious and comprehensive award programs of its kind in commercial real estate, recognizing quality in office buildings and awarding excellence in office building management, operation efficiency, tenant retention, emergency planning and community impact.

Cushman & Wakefield’s Josh Kuriloff, vice chairman, and Gregory V. Frisoli, senior director, serve as the leasing team representing ownership.  Cushman & Wakefield has led an aggressive marketing campaign to lease the building for headquarters and multi-tenant occupancy. 

“The capital improvements made to Westchester One have proven to be extremely attractive to corporate tenants,” added Mr. Kuriloff.  “The TOBY award is an excellent demonstration of Beacon Capital’s commitment to provide tenants with a superior work environment while upholding the highest standards in building operations and management.”

Since the effort began in 2006, more than 240,000 square feet have been leased at Westchester One to a host of corporate tenants including Disney Publishing, Loews, Cravath, Swaine and Moore, and APS Healthcare. 

“The TOBY award is so important because it requires excellence in many different areas,” said Mr. Frisoli.  “Westchester One’s downtown location combined with a superior amenity package, all new property renovations, and competitive rents offer tenants the best match of available options in the market.”

Built in 1975, Westchester One is the largest office tower in White Plains. The Class-A property is surrounded by three high-end malls (including The Westchester), major hotel chains (including a new Ritz Carlton), a multitude of restaurants and entertainment venues and upscale residential areas. Westchester One is located just 35 minutes from midtown Manhattan and offers spectacular views of downtown White Plains, the surrounding area, Long Island Sound and the Manhattan skyline.  

In addition to the improvements made, enhanced operations now run the building more energy efficiently with improved tenant comfort, clean tenant spaces with environmentally friendly products and procedures plus with an integral extensive recycling program, and the property owner is seeking LEED Certification in a program sponsored by Cushman & Wakefield.
